Plans have been submitted to East Herts District Council to build 68 homes on an “undeveloped” plot in Buntingford.
East Herts District Council received the plans on July 19 to build 68 homes on land off London Road and Owles Lane in Buntingford, with parking, landscaping, refuse and ancillary works.
The application, submitted by Wheatley Group Developments Limited, was validated by East Herts District Council on August 24.
The plans include the demolition of a home located on 16 London Road and alterations to number 18, including the demolition of a garage and changes to the access and parking arrangements.
The plans for 68 additional homes also include the provision of 40 per cent “affordable” housing on London Road.
According to the applicants, the site is an “undeveloped” area that lies south of an existing site, which is the second phase of a development delivered by Wheatley Group Developments Limited, and north of the former Sainsbury’s distribution depot that was redeveloped by Fairview New Homes Limited.
The proposed development site will act as a “modest and appropriate” addition to the settlement edge of Buntingford, which will offer more development in a “sustainable” area that is close to the settlement boundary.
The provision of bungalows will also provide a “valuable” contribution towards meeting the clear needs of older people in Buntingford.
The 68 new homes will include a mix of one-to-three-bedroom bungalows, two to four bedroom semi-detached and detached homes, and a small number of apartments.
Vehicle access to the site will be possible through a new priority T-junction, which will be created through the removal of the property on 16 London Road.
New pavements will be added to the access road to tie into the existing pavement on London Road.
A total of 196 car parking spaces and cycle storage spaces will also be provided, alongside a Travel Plan which will propose measures to encourage the use of sustainable transport.
Existing mature trees will be retained, with additional trees and landscaping planted throughout the site, which will be publicly accessible as a new community open space.
Wheatley Group Developments Limited will also be making contributions to “facilitate” community development and “enhance” services in Buntingford.

“Our proposals represent a logical ‘infill’ to the eastern boundary of London Road, complementing the recent developments in this highly sustainable location, close to local services. Twenty-seven of the proposed 68 homes will be affordable, and 40% will be bungalows which are desperately needed in Buntingford.
“The existing woodland and hedges to the site’s boundaries will be maintained and improved using native planting species. Our biodiversity strategy, which exceeds planning policy requirements, will secure an overall increase in local habitats and hedgerows, providing opportunities for local wildlife to thrive.”
