Robert Hitchins Investment Properties has completed a comprehensive refurbishment of 31-32 Queen Square, having already attracted strong occupier interest.

The building is 50 per cent pre-let to tenants Squarcle Consulting on the first floor and an undisclosed defence company on the third floor.

The 3,012 sq ft ground and 3,359 sq ft second floors are still available.

The Bristol scheme was project-managed by Colliers and marketed by its National Offices team.

Located on the south side of Queen Square, the building was acquired by Robert Hitchins in 2022 for £4,350,000, according to CoStar.

Henry Squier, asset manager at Robert Hitchins, said: “The success of 31-32 Queen Square is a testament to the strength of the design team and the quality of location.

“Robert Hitchins recognised the opportunity to deliver high-quality Grade A offices with a strong sustainability focus and excellent end-of-journey facilities that meet occupiers’ requirements.

“Securing 50% of the building in pre-lets during a challenging market demonstrates the success of this vision and the demand for well-executed refurbishments.”

James Preece, director in the National Offices team at Colliers, added: “31–32 Queen Square has been comprehensively refurbished with sustainability at its core.

“The combination of its environmental performance, stylish design, and enviable location is attracting strong interest from occupiers who want workspace that truly reflects their values.”
