A business centre on the edge of Ipswich has been put up for sale – with the potential to possibly develop the site for up to 13 new homes.
Tuddenham Road Business Centre at the junction of Humber Doucy Lane and Tuddenham Road is on the market through Savills.
The 1.85-acre brownfield site comprises multiple agricultural buildings and two semi-detached dwellings.
A pre-application for the provision of 13 homes was submitted to planning officers at Ipswich Borough Council in 2021.
Tuddenham Road Business Centre is one of three sites near Ipswich currently on the market with Savills. A 2.52-acre site to the west of Humber Doucy Lane and an 11.04-acre site to the south of Lower Road, Westerfield, are also for sale. Both sites are allocated for residential development within their respective local plans.
Thomas Higgins, from the development team at Savills Chelmsford, who is leading the sale, said they were now inviting offers for the site. He said: “Tuddenham Road Business Centre is situated approximately four kilometres to the northeast of Ipswich town centre. The site is surrounded predominately by agricultural land to the north and east, with a care home to the south and amenity land with residential to the west,” he said.
“Most of the units on site are already vacant, while of those that are tenanted, one has an agreement that expires on 31 January and the other requires little notice.
“The pre-app incorporates a scheme for 13 residential units, which is part new build and part refurbishment. The emerging local plan omits the site from countryside and also looks to allocate adjacent sites for development. It is considered that the principle of redevelopment can therefore be supported.
“Opportunities such as these are relatively rare and we have already had plenty of interest across all three sites,”
Offers are invited on an unconditional basis and all bids should be submitted by noon on Thursday, 16th February 2023.
