Homes England has put a significant residential-led development opportunity in Bristol on the market.
Acting on behalf of the government agency, Savills has been appointed to sell the site of the former Kleeneze factory in Hanham.
Situated in the popular suburb of Hanham, to the east of the city centre, the brownfield site was acquired by Homes England in 2020.
It has since been cleared and primed for development following extensive enabling works.
The 2.34 hectare site is offered for sale on a freehold basis with vacant possession.
Savills is marketing the scheme with the benefit of outline planning permission for up to 200 new homes, including 35% affordable housing, and not less than 650 square metres of Class E workspace, supporting South Gloucestershire Council’s urban lifestyles strategy.
The outline consent and accompanying parameter plans allow for significant flexibility in density and housing mix.
Feasibility studies prepared for Homes England demonstrate alternative schemes, including a housing led scheme of 114 dwellings and options ranging up to 176 dwellings, all in alignment with the approved parameter plans.

The site is being offered to the market for sale by informal tender on a conditional subject to planning basis. The deadline for bids is 1pm on Wednesday 25 March 2026.
