Rula Developments has completed the acquisition of a 39-acre site at Bingham for a new business park.  Savills acted for Rula in the acquisition from The Crown Estate

The site has outline consent for employment uses and Rula will work with The Crown Estate to ensure the scheme, which will be branded Bingham 46, maximises social and environmental values.

The site is one of Rushcliffe Borough Council’s key employment allocations and will accommodate all employment uses including trade counters, offices, manufacturing, warehousing, general industrial.

The scheme can have more than 500,000 sq ft of commercial space and, subject to planning, units of between 10,000 sq ft and 350,000 sq ft can be delivered.

The low-density park will exceed the current standard biodiversity net gain requirements, with on and off-site contributions totalling 15 per cent.

All buildings will have solar panels and will typically have air source heat pumps and low energy LED lighting.  The scheme will target a minimum EPC A and BREEAM Excellent.

Bingham, an affluent market town in the heart of the East Midlands, has seen more than 850 new houses built over the last for years.

A masterplan for the business park is being developed and a reserved matters application is soon to be submitted  for necessary infrastructure, a new entrance, associated  works, structural landscaping and drainage features.

Pedestrian and cycle links, as well as the existing bridleway, will be accommodated within the scheme, connecting to the newly-developed housing development.

Mark Hawthorne, development director for Rula Developments, said: “We are delighted to be working alongside The Crown Estate to deliver this exciting new employment park.

“Having grown up locally, my vision for the development is to provide a high quality business environment in this attractive setting and deliver best in class accommodation to attract  both local and regional  businesses, who want to base their business in the heart of the East Midlands and benefit from the excellent road links the site provides and access to a growing skilled work force.”

Victor Ktori, head of the commercial agency team for Savills Nottingham, said: “The scale and location of the site creates an opportunity to deliver a high quality mixed commercial development, suitable for national and regional and local occupiers and creating a compelling legacy for the local area with sustainable, high quality employment opportunities and associated job creation.
