A fenland farm of more than 1,000 acres is on the market with a guide price of £13.5 million.
Carter’s Bridge Farm in Chatteris in Cambridgeshire is listed for sale through rural agents Savills.
In total, the property extends to approximately 1,166.63 acres of which approximately 1,125.87 acres is irrigated arable and vegetable land of mostly Grade 1 and 2 soils.
The balance comprises woodland, internal farm tracks and areas occupied by buildings and infrastructure including a concrete yard and a reservoir.
The farm is being sold as a whole or in four lots, with cereals, oilseed rape, potatoes, onions, sugar beet and maize successfully grown in recent years.
Property agent Oliver Carr, associate director in the rural agency team for Savills in the East of England, said: “Carter’s Bridge Farm offers a rare opportunity for farmers and investors alike to acquire a significant, highly productive and well-connected commercial farm in an area known for its fertile soils and diversity of its arable, vegetable and horticultural produce.
“Benefitting from typical fen drainage and supporting consistent yields and year-round reliability, the fields are ideally suited to modern farming techniques, while the land is in good heart having been well maintained by the outgoing tenant – reflecting a legacy of good management and high productivity.
“The soil is classified as belonging to the Downholland and Peacock series, typically described as deep, fine loams over a clay sub soil and is capable of producing strong harvests of cereal and root crops under favourable conditions.”
Lot one has a guide price of £6.675m and includes a three-bedroom bungalow along with approximately 547.89 acres of predominately Grade 1 arable land and a 91,000 cubic metre winter reservoir.
Water is moved across the farm via a series of overground pipes leading from the reservoir and connected to mobile irrigators, with additional water taken by way of a 69,500 cubic metre Summer abstraction licence.
There is also a concrete yard with a range of modern buildings including 2,750 tonnes of grain storage, 1,950 tonnes of potato stores and an open fronted machinery store and workshop.
Other buildings provide potential for ancillary storage or redevelopment, subject to the necessary planning consent.
Lot two has a guide price of £4.5m and includes 406.15 acres of high-quality irrigated arable land; lot three has a guide price of £1.675m and includes approximately 152.26 acres of productive mostly Grade 2 land; and lot four has a guide price of £650,000 and includes approximately 60.33 acres of high-quality Grade 1 and 2 farmland.
