A long-awaited riverside development site just yards from Windsor Castle has come to market with a guide price of £10 million.
Jennings Yard, a 135-space car park with a café in River Street is being marketed for sale by Bray Fox Smith and Montagu Evans.
The 0.34-hectare site, which falls within the Windsor Town Centre Conservation Area, has what the brochure describes as ‘undoubted redevelopment potential for a comprehensive residential-led scheme’.
Two possible schemes, one for 77 units and one for 55, have been discussed with the Royal Borough.
Bray Fox Smith director Rob Bray told Thames Tap: “Jennings Yard is probably the most stunning site to come forward for years and has been eagerly awaited for nearly two decades.
“The indicative scheme and positive feedback from the planning authority demonstrates what can be achieved but we expect bidders will want to put their own character in to any development while respecting the unique surroundings.”
He said bids are expected in late October.
Details can be seen, and the brochure downloaded, here.

That really is a rare opportunity, riverside sites that are close to Windsor Castle rarely hit the market. With the indicative 55–77 unit schemes already discussed, it’ll be interesting to see how developers balance density with the conservation requirements. Given the location, I imagine competition will be intense and the final design will need to respect both the heritage setting and modern residential demand.
This site is particularly attractive because a riverside car park offers high redevelopment flexibility with minimal structural constraints. Its location near Windsor Castle adds strong long-term value, though any residential-led scheme will require careful alignment with Conservation Area guidelines, heritage-impact assessments, and flood-risk considerations. Given its size and positioning, it’s the type of plot that typically draws serious interest from developers focused on high-demand, high-return markets.
What a lovely Windsor site! The location looks absolutely perfect peaceful, elegant, and with real development potential. This could be a great opportunity for someone looking to invest or build a dream home. Thanks for sharing this listing!
