The letting of The Optic at Peterhouse Technology Park to Arm has been named the ‘Most Impactful Lease’ in the East of England for 2025 at the CoStar Impact Awards.

The deal secured a £90 million commitment from Arm Holdings for approximately 95,000 sq ft at The Optic, a new workspace within Peterhouse Technology Park. It marks the largest office transaction in Cambridge since 2021. Bidwells were the sole letting agent for British Land.

Judges for the East of England region praised the letting for its market impact, innovation and the economic momentum it is expected to generate.

The panel highlighted the lease as a catalyst for growth in the regional market, recognising its role in attracting investment and supporting the continued expansion of the technology cluster in Cambridge, whilst also setting a new benchmark for high-quality, sustainable workspace in the East of England.

George Craig, partner at Bidwells, said: “This award recognises the significance of The Optic letting to Arm as a defining moment for the Cambridge market, setting a new benchmark for high-quality workspace in the region. It also reflects the strength of Cambridge’s global technology ecosystem and the continued confidence of world-leading companies in the city’s future.”
