Mantle Estates, advised by Carter Jonas and Savills, has let a total 12,000 sq ft of offices to three new occupiers at the refurbished Lambourn building at Abingdon Business Park.
Retail fit-out specialist umdasch The Store Makers has agreed a 10-year lease for 6,600 sq ft on the east wing of the ground floor, education provider Navitas UK has agreed a five-year lease for around 3,400 sq ft and EV charge point manufacturer Compleo Charging Solutions a five-year lease on 2,000 sq ft, both in the east wing of the first floor.
Hertfordshire-based Mantle Estates acquired The Lambourn Building in 2019 and now has limited remaining space following the refurbishment.
Adrian Chan, senior surveyor, Carter Jonas said: “The large volume of commercial activity in Oxfordshire continues to impact the real estate market, with developers and landlords struggling to meet the demand for high-quality offices.
“The refurbishment of The Lambourn has created a modern, flexible, premium business space and is a welcome addition to the market.
“As demonstrated by these three successes, its versatile, adaptable design is capable of meeting large requirements as well as requests for smaller suites, with the space appealing to a large pool of occupiers keen to base themselves in Oxfordshire’s economic and knowledge corridor.
“Potential occupiers are recommended to get in touch, as there has been considerable interest for the few remaining suites which we expect to convert over the Summer months.”
Nearby occupiers include Gigaclear, Smeg, PsiOxus Therapeutics, Berks and Bucks FA and Thames Valley Police.
The air-conditioned building has new, highly efficient boilers and there has been substantial investment in electrical infrastructure including new motion sensor LED lighting.
There is a new staffed reception area within a triple-height atrium, co-working and break-out space, showers, bike storage and parking for 197 cars.
Guy Baker, Mantle chief executive, said: “We are delighted with progress at The Lambourn. We acquired a tired, 50,000 sq ft former headquarters and our team have successfully transformed it.
“We have refurbished all of the office space and all of the common parts, entrance and externals. We have introduced our ‘Mantle Space’ serviced office brand at first floor to provide a range of flexible small suites and we are making excellent progress with letting all remaining suites to more traditional occupiers.
“In the process we have improved the building’s EPC rating from E to B and we have obtained planning consent for labs. So The Lambourn offers modern, flexible accommodation for a wide range of occupier requirements in a vibrant centre in the heart of Oxford’s economic and knowledge corridor.”
