Colecar Strategic Land have announced the completion of sale for the 103-home residential part of their site in Arlesey, Bedfordshire to Tilia Homes; part of untypical.

Site assembly was conducted by Jonathan Lord from Amplius. Planning consent was granted from Central Bedfordshire Council on 1st April earlier this year. Colecar’s planning director Jenny Ellender was supported by Woods Hardwick. The planning application reference is CB/23/03541/OUT.

The wider scheme will also deliver a 64-bed care home and 30 affordable homes comprising a mix of affordable rental homes and shared ownership. In addition, more than £2.7 million in Section 106 contributions shall be paid, including more than £1 million to primary and secondary education.

Savills Cambridge were appointed to market the scheme to secure the buyer. Shakespeare Martineau’s Hannah Brassington-MacDonald delivered the legal negotiations and agreements.

Construction is expected to begin in Spring 2026, subject to planning approval.
