Full planning permission has been granted for a 179-home residential development in Thornbury, South Gloucestershire.

Vistry and Sovereign Network Group (SNG) will deliver the first phase of homes through a joint venture vehicle.

The scheme includes 71 homes for social rent, which will be available for people on South Gloucestershire’s housing register, 63 for Shared Ownership and 45 for private sale.

Vistry have confirmed that the private sale units will be delivered under its Bovis Homes brand.

The joint venture between the housebuilder and housing association was formed in 2024 to bring forward the scheme, which secured outline planning consent in February 2024.

When complete, the wider scheme is expected to consist of up to 595 homes, and include a new primary school, retail and community space.

Susan Scholfield, regional managing director of Vistry Bristol, said: “We’re delighted to have secured planning for this exciting new scheme in Thornbury.

“This project is a fantastic example of what can be achieved by working in partnerships – with Sovereign Network Group we’re delivering a wide mix of housing, giving local people genuine opportunities to own or rent or custom build a quality new home in a vibrant, inclusive community.”

Charlie Stevens, land and new business director – west at SNG, added: “It’s great to see planning approved for this fantastic development and to be working with Vistry to deliver good affordable homes in South Gloucestershire.

“SNG is applying our sector leading Homes and Place Standard to our homes which will ensure they are comfortable, spacious and energy-efficient for customers moving in.”

Construction is expected to commence in March 2026.
