Wates Developments has sold a consented 36-acre site in Chesterton to Bellway Homes.

The land, south of Green Lane in the Oxfordshire village, has outline permission from Cherwell District Council for 147 homes, 52 of them affordable.

The scheme will include new open green space, children’s play areas, sports pitches and allotments.

The site, which will have easy access to local services and facilities, was first identified for residential development in Cherwell District Council’s Emerging Local Plan after submission of the planning application by Wates in January 2023.

Key stakeholders in the consultation included the parish council and Chesterton Football Club.

Savills acted for the landowner and Wates Developments. The price has not been disclosed.

Nick Laugharne, operations director – land & development for Wates Developments, said: “The land south of Green Lane offers a great opportunity to deliver sustainable homes in a sustainable location, significantly contributing to the supply of vital new housing for people in Chesterton.

“Completing on the site sale with Bellway is testimony to the expertise of our inhouse land and planning teams – from the prime quality of land we secure through to achieving outline planning consent – alongside the strong relationships we have with landowners, our partners and developers. We’ll be excited to see Bellway take this through the next stages of planning and delivery.”

Sarah Fenton, director of Savills, said: “We have acted on behalf of the landowner since 2017 and upon the selection of Wates as promotion partner, worked collectively to achieve a satisfactory planning permission at appeal.

“Further to a successful marketing campaign, we are pleased to have secured its sale to Bellway and look forward to seeing the delivery of this high-quality scheme.”

Wates Developments is part of the fourth-generation family business, Wates Group. Established over 127 years ago, Wates Group is one of the leading privately-owned, construction, development and property services companies in the UK.
