Work has begun on a rare speculative office building in Maidenhead town centre.

Trehus, a timber-framed 65,000 sq ft, development, part of the wider One Maidenhead scheme, is being brought forward by HUB and its partner Smedvig and will be the only speculative office building delivered in the South East outside London in 2026.

Glencar is constructing the building, which is the second phase of One Maidenhead after more than 400 new homes, six commercial units and new public realm were completed in phase one.

Designed by Waugh Thistleton, Trehus targets BREEAM Outstanding and EPC A.

After completion in Winter 2026, Trehus will boast a roof terrace, rain gardens, biodiverse planting and outdoor seating. It will front onto One Maidenhead’s new public square.

Victoria Manston, head of development for HUB, said: “Trehus will be a truly special building, the first of its kind in a market that is seeing strong demand.

“It not only serves as an attractive future office for a progressive, sustainability-minded business to call home, but its timber frame and stone façade will provide an elegant addition to the town centre’s streetscape.

“We’re pleased to see work underway on site so we can build on the success of phase one of the One Maidenhead masterplan.”

Holly Purvis, director, office agency for Savills which is marketing the building, said: “Savills are excited to be working on this project as the only new build set to be delivered to the market in 2026.

“Trehus provides the South East office market with exactly what it requires – a bold, speculative Grade A office building with outstanding ESG credentials. We’re already witnessing strong tenant interest, driven by Maidenhead’s excellent transport connections to central London and the robust tenant demand observed in recent years.”
