Housebuilder The Hill Group is about to begin construction on up to 380 homes at Little Chalfont in Buckinghamshire.
The 74-home western parcel of its 29-hectare Little Chalfont Park scheme has just been awarded reserved matters consent for its mix of three, four and five-bedroom houses for private sale and shared ownership, all designed in a traditional style.
More than half the overall site will be open space including play areas, wildflower meadows, mature woodland and natural habitats designed to encourage wildlife. The scheme will deliver a biodiversity net gain of more than 20 per cent.
Along with a 40 per cent proportion of affordable homes, there will also be 100 retirement homes, a 60-room care home, as well as a community centre, convenience store and land secured for a primary school.
All homes will have air-source heat pumps, energy-efficient design and cycle storage.
A cycle and pedestrian bridge will be pre-constructed off site and installed on Christmas Day 2025, to minimise disruption.

The first homes are expected to be available for sale from Summer 2026, with first occupations in Spring 2027.
