Outline plans have been submitted for up to 1,100 homes with land for a primary school at Princes Risborough.
Persimmon Homes, Halsbury Homes and a Mr J Eyre have jointly applied to Buckinghamshire Council for permission to develop a 50-hectare site at Oak Tree Farm off Longwick Road.
The homes, which range from one to five-bedroom properties, will include a 30 per cent allocation of affordable.
Construction is likely to be in two phases; the first will include 450 homes, a link road, an underpass under the nearby railway line and land for the primary school. The second phase will include the remaining 650 homes.
The team on the project includes Woolf Bond Planning and FPCR.
