Plans have been submitted for up to 230 homes at Twyford in Berkshire.
David Wilson Homes has submitted outline plans to Wokingham Borough Council for a 16.19-hectare site off A4 New Bath Road, currently used for agriculture.
The site, to the north of the A4, just outside the main village, surrounds an area of small commercial buildings at Loddon Park Farm.
However, planning consultant Turley says the site adheres to the principle of the 20-minute neighbourhood, with main services within a reasonable walk. It is close to the Piggott School. Land to the north is a possible new site for Reading RAMS Rugby Club.
The scheme, which includes up to 40 per cent affordable homes, has evolved from an original plan for up to 220 homes, submitted in February 2019.
As well as Turley, the team on the project includes Mosaic architect, HDA as landscape architect, Thompson as environmental consultant and Vectos, part of SLR, on transport.
