Three office lettings totalling 31,000 sq ft have been completed by Rare Commercial Property in Bracknell.

The deals, all on behalf of Priory RE, have brought the 80,000 sq ft Inspired Bracknell building to 100 per cent occupancy.

Existing occupier Anixter UK, part of a global distributor of communication and security products, has taken a new six-year lease on 11,846 sq ft at a rent of £23.50 per sq ft.

HealthHero, which offers digital access to clinicians, has taken a new five-year lease on 12,031 sq ft.

And East Berkshire Primary Care Out Of Hours Services, a not-for-profit society commissioned by East Berkshire Clinical Commissioning Groups in Bracknell Forest, Slough, Windsor, Ascot and Maidenhead to provide urgent care, has taken a new lease on 6,900 sq ft also at £23.50 per sq ft.

Jonathan Mannings, managing director of Rare, said: “These three lettings have resulted in an almost doubling of take-up in Bracknell this year and we are delighted to have been able to secure such excellent deals in what is a very competitive market.”

Rare worked closely with Savills Property Management team headed by Alex Duncan.

The building was developed by GRE Properties in the mid 1980s. Originally known as Cascades, it was acquired by Schroders in 2002 and, with the help of development manager Exemplar, completely refurbished and repositioned with the additions of a double height atrium, a café, showers and a decked car-park to the rear.
