An application from Narrowways Land Ltd, with Stokes Morgan Planning Ltd acting as agent, seeks outline planning permission for the redevelopment of a warehouse at Narroways Road, Bristol.
The site is comprised of a warehouse and surrounding land, which is situated opposite a row of terraced housing within a cul-de-sac.
The current application seeks outline permission for demolition of the warehouse, and redevelopment of the site, in order to eventually begin the construction of a 41-dwelling development, however appearance and landscaping are reserved matters for future consideration.
This follows a previously denied proposal on the site, as the new application contains adjustments, such as increased and reorganised parking allocation, and further communal space.
Housing details
The housing development would be comprised of 41 dwellings, those being 13 one-bedroom apartments, 27 two-bedroom apartments, and one three-bedroom apartment. It is likely that this would be a 100 percent affordable scheme, pending approval and the finalisation of a S106 agreement.
Expectations
The recommendation from Council Officers will be to grant permission subject to the planning agreement, as through their assessment they have concluded the benefits of the proposal outweigh any detriment, especially given the under-utilised nature of the site.
