Chancerygate has submitted plans for 51,000 sq ft of Grade A industrial, warehouse and R&D space in Newmarket in an £11.5 million scheme.

The scheme, submitted to West Suffolk District Council, called Nucleus, will comprise 10 units ranging from 3,595 sq ft to 6,685 sq ft, available on both freehold and leasehold terms. It could create up to 100 jobs.

The 2.48-acre site, which formerly housed an electronics and displays manufacturer, is in Exning Road two miles south of the A14, with access to the east coast ports and motorway network.

All units at Nucleus will have EV charging points and solar panels and roof that will allow daylight. The scheme is targeting EPC A and BREEAM Excellent.

Chancerygate senior development director, George Dickens said: “We are very pleased to have submitted our detailed planning application.

“There is strong demand for high-quality, sustainable industrial and warehouse accommodation in strategic locations and in close proximity to key infrastructure which also allows R&D uses.

“Our proposal will provide this alongside much needed employment opportunities to Newmarket and the surrounding area.

“We look forward to working with West Suffolk District Council and consultees to progress our planning application.”
