An area of scrubland on the edge of a Suffolk village, currently earmarked for 55 new homes, has come up for sale.
The 8.5-acre site east of St Andrews Place in Melton, near Woodbridge, is on the market with Savills.
Outline planning permission for the homes was granted in March 2023. Of the 55 units. 14 will be affordable and four will be available under the Government’s First Homes scheme.
The affordable split comprises nine affordable properties for rent and five for shared ownership.
The First Homes scheme was launched in 2021, offers a discount of between 30-50 per cent on new build homes to help local first time buyers and key workers onto the property ladder.
Thomas Higgins, associate in the development team at Savills Chelmsford, which is now inviting offers for the land, said: “This is a rare opportunity for a developer to purchase a consented site in a popular part of Suffolk, while contributing to the need for affordable new homes in the local area.
“Classified as scrubland and located to the north of Melton, the site is accessed from St Andrews Place and is surrounded by agricultural land to the north and south, the train line to the east, and residential development to the west.
“Since the beginning of the year we have seen strong competition for sites, particularly those close to existing infrastructure and where planning permission is already in place.
“Melton has a variety of amenities and local services, including both a train station and primary school, while it’s also close to the likes of Ipswich and Woodbridge with good access to the rest of the Suffolk coast.”
