The development will include a newly landscaped area around Northwick Park Station, while further new open spaces will be provided throughout the scheme.
Many more trees will be planted in the area and the scheme will deliver new walking routes and cycle lanes. There will also be funding for improvements to Northwick Park Station and the Northwick Park pavilion.
The overall transformation is being delivered through a partnership between Network Homes, London North West Hospitals NHS Trust, Brent Council and the University of Westminster through a One Public Estate (OPE) project.
OPE is an established national programme delivered by the Cabinet Office and the Local Government Association (LGA). It encourages public sector organisations to use their property assets together to create economic growth, deliver new jobs and homes, improve public services and operate more efficiently.
Alan Lunt, strategic director of regeneration and environment at Brent Council, said, “The decision gives the go ahead to the delivery of much-needed homes, university teaching and sports facilities.
“It represents the culmination of the work of a strong partnership between the council and landowners forming the One Public Estate programme.
“Supporting work has also seen the approval for a new access road, cycle lane and energy centre, further demonstrating Brent Council’s commitment to the transformation of the borough for the benefit of its communities.”
In December 2020, Network Homes won planning permission to build 654 new homes and commercial facilities at Northwick Park as part of the first stage of the regeneration project.
In total, 245 homes (40 per cent) will be for affordable tenures. The rest will be for private sale or rent.
Work on Network Homes’ development will start on site in early 2022. A new spine road, providing access to the area, will begin in 2021.
The plans aim to transform Northwick Park into a landmark destination with new homes, a modernised university hospital, improved infrastructure and transport connections, enhanced public spaces and facilities for education and employment.
