A third housebuilder has signed up to the huge 5,000 home Kingsfleet development in Thetford, Norfolk, set to deliver another 200 homes to the scheme.
Taylor Wimpey has purchased a 23-acre site off Norwich Road, Kilverstone, which will become part of the development. The site already has outline planning for up to 225 homes- 24 of which are allocated for affordable housing.
The sale was agreed through Savills Cambridge, acting on behalf of land promoters Pigeon Investment Management and site owners the Kilverstone Estate and The Crown Estate.
Taylor Wimpey is the latest firm to sign up to phase one of the development, known as the Thetford North Strategic Urban Extension (SUE).
Land manager for Taylor Wimpey East Anglia Ben Sergeant said “We always strive to create places which will be enjoyed by generations of people. Tom Fraser, a director with the development team at Savills Cambridge, said “Lifestyle choices made during lockdown, or brought forward as a result of the experience of lockdown, have almost totally dominated house buyers’ decision-making over the past year. The pandemic has made people re-evaluate what they want from their homes and their leisure time, with many prioritising a better work-life balance.
Consequently, demand for homes with lots of green space and larger gardens has been high – leading to strong levels of activity for residential land in well-connected locations within easy access to the countryside. The land at Kingsfleet was no exception, generating plenty of interest among national and regional housebuilders.”
James Buxton, chairman of Pigeon Investment Management said “We are delighted the latest allocation of housing land at Kingsfleet has been sold to Taylor Wimpey – a national housebuilder with a track record of delivering high-quality homes. We will be working closely with Taylor Wimpey to ensure the high standard of design and landscaping already established at Kingsfleet is maintained going forwards.”
The overall 704-acre Kingsfleet scheme has planning permission for 5,000 homes in total, along with 55.6 acres allocated for employment, three primary schools, open communal space and community and healthcare facilities.
Other developers already working on the development include Hopkins Homes, aiming to deliver 343 homes by 2029, and Kier Living, which plans to construct 130 houses by 2025.
There are an additional 300 homes planned for phase one of the development, with phase two consisting of 1,100 homes, phase three having just over 700 homes, and the remainder split across phases four and five.
Taylor Wimpey East Anglia hopes that construction can start in Autumn 2022, with the first homes on sale in early 2023.
