Mid Suffolk District Council has resolved to grant planning permission for the Innovation, Business and Logistics Gateway 14 scheme in Stowmarket, Suffolk.
The resolution for the 2.45 million sq. ft hybrid scheme is subject to finalising the planning conditions and Section 106 agreement, consisting of details for access, infrastructure and landscaping, with the indicative masterplan showing the layout for the buildings.
The Park will provide a range of opportunities to occupiers, with facilities available on both a bespoke and speculative basis, lending itself to office, R&D, logistics and manufacturing-based businesses. There will also be on-site amenities and good access to local labour.
The scheme is being undertaken by Gateway 14 Ltd, owned by Mid Suffolk District Council, and Jaynic, an established and experienced firm in schemes such as this in the east of England.
Ben Oughton, development director for Jaynic, said “This is tremendous news for Stowmarket and the region. Gateway 14, with its Freeport designation and proximity to Felixstowe, has already attracted significant interest from potential occupiers.”

Cllr Suzie Morley, leader of Mid Suffolk District Council said “Gateway 14 will deliver a significant economic boost for Stowmarket and the wider Mid Suffolk region. The site will allow the creation of a range of jobs as well as space for new businesses helping to build a place where people are proud to live and work.”
On-site contractors are expected to be appointed in the next few months so the road infrastructure, services and landscaping can be started, with buildings being delivered by the second quarter of 2022.
The scheme will feature high-quality landscaping, meeting the 10 per cent net biodiversity gain requirement by incorporating an enhanced biodiversity zone to retain the existing ecology, which also creates a vibrant and healthy environment for employees.
The site is located alongside the A14, providing access to Ipswich and Felixstowe, as well as the A12 and wider motorway network. Felixstowe is one of Europe’s largest and busiest container ports, being the country’s primary route for export to European and global markets, creating opportunities for business.
