Clarion Housing Group has won planning permission for 126 new affordable homes near Dorking Station.

Mole Valley District Council approved the plans to redevelop vacant Regent House for the properties which will be for affordable rent.

Additionally, the project includes approximately 500 sq m of commercial space and there will be 28 new trees planted.

The project will deliver 16 per cent of the council’s annual housing targets.

Richard Cook, group director of development at Clarion Housing Group, said: “We are pleased to have received approval for our Dorking Station Approach redevelopment. This project, which has been three years in the making, will bring much needed affordable homes to the area by transforming this brownfield site.

“Working closely with Mole Valley District Council, we aim to create a vibrant community that meets the region’s housing needs while also respecting and enhancing the local environment.

“Our commitment to quality and sustainability is at the forefront of this development, and we are eager to start building these new homes for the Dorking community.”

Adam Fothergill, associate director at scheme designer Assael Architecture, said: “We are delighted to get the green light from the planning committee for the redevelopment of Regent House in Dorking, marking a significant milestone for local affordable housing. This project will not only provide 126 new homes at affordable rent but will also create a sustainable and vibrant community.

“With its prime location next to Dorking main train station and the bus interchange, this development is ideally situated to meet the area’s housing needs. Well done to the entire project team – and we now look forward to bringing this important local asset back to life and contributing to the wellbeing of the Dorking community.”

Clarion is yet to appoint a construction partner but hopes to start construction in 2025.
