The Green Quarter in Ealing is advancing as one of London’s most ambitious and sustainable regeneration projects, following the approval of a revised masterplan.

This updated plan will increase the number of private and affordable homes to over 8,000, while providing significant community benefits for both current and future residents of Southall. The masterplan has been updated to address evolving local needs, the arrival of the Elizabeth Line station, and increasing housing pressures in London. The enhancements will offer additional community facilities, greener public spaces, and improved connectivity, enabling well-designed higher-density development in later phases.

Key community benefits include new infrastructure, such as an indoor community sports facility, a health centre, a community centre, and a primary school. Additionally, £75 million in financial contributions will support town centre enhancements, improved school provisions, new leisure facilities, public realm enhancements, new allotments, bus services, and employment and training initiatives for locals. The project will also introduce over 13 acres of new parkland, public squares, playgrounds, and a 75 per cent net biodiversity gain through meadows, hedgerows, grassland, over 2,500 new trees, and a 7.5-acre wetland with reedbeds and ponds.

Connectivity improvements include a new bus route linking Southall and Hayes, new footpaths, cycleways, fitness trails, and access to the 90-acre Minet Country Park via new footbridges.

Piers Clanford, Berkeley Group chief operating officer, stated, “The Green Quarter is one of London’s biggest and most ambitious regeneration sites, and this enhanced masterplan is designed to unlock its full potential in the years ahead. There is still a very long way to go with this highly complex project, and I want to thank our fantastic local partners, including the London Borough of Ealing, local community groups and the GLA, for their ongoing support and commitment to delivery.”

The Green Quarter, once an 88-acre Heathrow car park, has been transformed into a thriving neighbourhood with over 1,200 homes completed. Parkside Yards, at the heart of the community, offers a restaurant, café, florist, gallery, padel courts, ceramics studio, event space, and affordable workspace for local businesses and artists.
