The transformation of Sherwood Close in West Ealing is progressing, with the final phase of regeneration underway.
This phase will add 188 new homes, 37 of which will be available at genuinely affordable rents, expected to be completed by spring 2028. Originally built in the 1970s, Sherwood Close, also known as Dean Gardens, faced challenges such as anti-social behaviour, overcrowding, and a lack of larger family homes, as identified by a 2008 Ealing Council review.
The regeneration aims to create a vibrant, modern neighbourhood with new homes, community facilities, and improved public spaces. Once completed, the project will deliver 362 new homes, ranging from one to four bedrooms. The development is a partnership with Clarion Housing, which is funding the construction using land previously owned by the council. Clarion will own the new homes and land, while the council retains 100 per cent nomination rights for the first let.
Phase 1, completed in April 2019, introduced 71 new homes, all socially let at affordable rents, offering former residents of Sherwood Close the opportunity to return. Phase 2, completed in March 2023, added 106 homes, with 40 available for social rent, alongside a new community centre and courtyard, enhancing green space and safety for residents.
Phase 3, designed by Sheppard Robson Architects and constructed by Fairview New Homes, will include 151 homes for market sale. The council is committed to providing new homes through direct construction and leveraging the planning system to maximise affordable housing in private and housing association developments.
Councillor Shital Manro emphasised the importance of high-quality, affordable homes and well-designed public spaces, highlighting Sherwood Close as a model for building strong, purposeful communities.
The borough has made significant progress in delivering genuinely affordable homes, with 1,892 new homes built since April 2022, of which 35 per cent are affordable.
The council ranks second among London boroughs for initiating and completing new affordable homes, demonstrating its commitment to addressing housing needs and fostering community development.
