An application for a seven-storey residential building on Stoke road, brought forward by SM2 Heights Ltd, as agents for Olympus Legal Parkshot House (Regus), is set to be refused.

Application details

The application seeks the demolition of the sites existing commercial buildings, and the erection of the new building, which would provide 28 dwellings, alongside associated cycle parking and landscaping.

The housing mix would be comprised of 18 one-bedroom flats, nine two-bedroom flats, and one three-bedroom flat.

Refusal reasoning

The recommendation made by the planning officer is delegation to the planning manager to refuse.

The reasoning describes the proposal as: “incongruous, dominant and overly strident” in its addition to the local areas view, it also outlines the proposals failure to achieve a high quality of design, making it contrary to local policy.

Alongside this, the application contained no prospect of affordable housing within the development via a S106 agreement, which is mandatory.

Future

The Council will confirm a decision at the Planning Committee meeting on Wednesday 29 April.
