Berkeley and Sovereign Network Group (SNG) have welcomed Tom Copley, Deputy Mayor for Housing at the Greater London Authority, to Grand Union in Brent to review progress on 269 social rent homes now under construction.
The homes are part of Berkeley’s wider regeneration of the former Northfields Industrial Estate; a brownfield site being transformed into a new neighbourhood in Alperton.
SNG’s homes will be let to people on Brent Council’s housing register, including households in temporary accommodation, and will range from one to four bedrooms. Together with 207 social rent homes already taken by Brent Council and 23 shared ownership homes, the scheme will deliver 476 new social rent homes at Grand Union. The project is partly funded through the GLA’s affordable housing grant programme.
During the visit, the Deputy Mayor also toured the wider development, where Berkeley has been delivering a placemaking programme since 2019. Grand Union already supports around 1,200 residents and includes shops, restaurants, a café, a community centre, and attractive public squares and landscaped areas. Future improvements include about 590 electric vehicle charging points, plus better walking and cycling links to Stonebridge Park station.
The Grand Union project is part of a broader partnership between SNG and Berkeley that will provide 555 social rent homes across two London sites. The second scheme, Silkstream in Barnet, is delivering 286 homes, with both developments supported through the Mayor of London’s Affordable Homes Programme 2021–26.
Representatives from SNG, Berkeley, and the GLA highlighted the importance of partnership working in delivering genuinely affordable homes at a time when many developers have slowed or paused new schemes.
The visit underlined the role of Grand Union in creating much-needed homes and wider community benefits for Brent and London.
