Plans have been submitted to Cotswold District Council to build 47 homes on an industrial site in the village of Quenington, two miles from Fairford.

The site in Coneygar Road comprises the former Godwin Pumps factory and ancillary buildings currently occupied by Xylem Dewatering Solutions Ltd.

The existing buildings on the 1.69-hectare site comprise approximately two-and-a-half storeys totalling 7,639 sq m of floorspace. The remainder of the site comprises areas of hard landscaping delivering parking and access routes.

The surrounding area is characterised predominately by residential accommodation and large areas of open green space.

A planning statement prepared by Montagu Evans LLP on behalf of the applicant, Olivia Estates Limited, says the site doesn’t lie within a conservation area nor does it contain any statutory or listed buildings, although it lies adjacent to the Cotswold National Landscape and the Quenington Conservation Area.

The statement said: “The site currently comprises an incongruous large industrial building with an ancillary building and parking on swathes of hardstanding.

“Formal pre-application engagement has been undertaken with the council in advance of submission. Through this positive engagement the development opportunities afforded by the site have been discussed with senior officers at the council with specific feedback provided, and it was agreed that the proposed uses were acceptable

“Officers also gave the applicant specific advice on the design approach including scale and massing, all of which have been positively responded to within the application proposals.”

The development assists CDC in their housing requirements through the delivery of 47 residential units, which comprise a range of accommodation sizes of one, two, three and four-bedroom homes delivered through a mixture of flatted accommodation and houses. The scheme would include eight affordable dwellings.

It would also include 105 car parking spaces including spaces for visitors, along with 86 cycle parking spaces, and all homes would have access to electric vehicle charging spaces.

Future

The application will be considered by Cotswold District Council.
