Ealing Council is considering plans that could unlock more than 300 genuinely affordable homes across the borough.

 The proposals focus on two main areas: finding a way forward for six stalled housing sites, and advancing the next stage of the Mandeville Parkway development in Northolt, which is expected to deliver 100 council homes for social rent.

The stalled sites include Chesterton, Evesham Close and Wood End in Greenford; Norwood Road and Shackleton Road in Southall; Dean Gardens in West Ealing; and the Southall Market car park development. Together, these projects were originally due to provide 230 homes, including 174 for London Affordable Rent. Work stopped in 2023 after the contractors involved collapsed. The council has since carried out technical, legal and financial checks, and now wants to market the sites to test interest and identify viable options. No sale will be decided at this stage.

At the same time, cabinet will consider the next phase of Mandeville Parkway, which would include apartments and townhouses, improved public space, landscaping, play areas and communal outdoor space. The homes would be built to high energy-efficiency standards, helping reduce carbon emissions and fuel bills.

Council leader Peter Mason said the plans are important steps toward giving more local people access to secure, affordable homes. Deputy leader Louise Brett said the borough has more than 6,000 families waiting for a council home and that the council’s building programme will continue to address that need.
