Berkeley Homes reported a positive response to its new Lillibrooke development in Maidenhead, with over 500 prospective buyers registering interest before last weekend’s preview event.
More than 60 appointments took place over the preview event, highlighting the resilience of the Home Counties property market, where demand for high-quality new homes appears to be bucking the wider national trend.
The response is set against the backdrop of the latest findings from the Royal Institution of Chartered Surveyors (RICS).
Its September 2026 Residential Market Survey reported a net balance of -22 per cent for new buyer enquiries, compared with -18 per cent in August, reflecting continued caution across the national housing market.
Lillibrooke
Lillibrooke is a neighbourhood comprising one and two-bedroom apartments and three to five-bedroom homes, the development will feature a village green, parkland, children’s play areas, community allotments, walking trails and leisure spaces. A proposed café will offer a place for residents and the wider community to meet and socialise.
The development is positioned to benefit from Maidenhead’s continued growth and investment. A six-minute drive from Maidenhead railway station, residents will have access to direct services to London Paddington and Elizabeth line connections across the capital, while the M4 provides convenient access to the wider Thames Valley.
The first collection of homes released – The Grove – includes a selection of three, four and five-bedroom properties, ready to move into from Autumn 2027.
Comments
Tim Foreman, managing director at Romans New Homes, said: “While the wider housing market continues to face challenges, Berkeley is bucking the trend in Maidenhead. The strong interest in the new homes at Lillibrooke, shows there is still high demand for the right homes in the right locations.
“Maidenhead remains an attractive choice for buyers, thanks to its excellent transport connections, ongoing investment and quality of life.
“Developments such as Lillibrooke, which combine high-quality homes with generous green space and community facilities, are well placed to appeal to today’s discerning purchasers. Attracting more than 500 registrations before launch is an impressive achievement and a positive indication of confidence in the local market.”
Alan Dearing, sales director at Berkeley Homes, said: “We are delighted with the initial reaction to Lillibrooke. Our preview event gave prospective buyers an insight into our plans for the new scheme ahead of the official launch in January ‘27, when our sales and marketing suite will be open.
“With more than 500 registrations and over 60 appointments, interest has exceeded our expectations and provides a very encouraging indication of demand.
“Despite wider market challenges, it is clear that buyers remain motivated to move when they find the right home. Lillibrooke’s combination of traditionally designed family homes, extensive green space and excellent connectivity is clearly resonating with purchasers, reinforcing our confidence in Maidenhead as a highly desirable place to live.”
