A hybrid application seeking approval of the ‘North West Quadrant” regeneration project for Slough Town Centre will be heard tomorrow at Slough Borough Council’s planning committee meeting.
The proposal, brought forward by Muse – who are in a partnership with Homes England for this project – seeks construction of 1,539 new homes, 25,030 sq m of office floorspace, around 3,000 sq m of Class E floorspace, a multi storey car par, and 420 car spaces, amongst other elements.
Regarding housing mix, the scheme would provide 82 one-person units, 460 two-person units, 183 three-person units, 390 four-person units, 71 five-person units, and 325 co-living units.
The project – if successful in securing permission – would be delivered in three phases, starting in 2027 with expectations of completion of all phases by 2037.
The proposal will enter the meeting with a planning officer recommendation of approval subject to the completion of a S106 Agreement, and other conditions.
On balance, the planning officer assessed the housing benefit of the scheme to have substantial weight, especially given its use of a vacant brownfield site within the town centre, this benefit wasn’t found to be outweighed by any of the identified adverse effects, including heritage harm and the limited proportion of family-sized homes.
