Maygrove Developments Ltd. has received renewed approval from the Hammersmith Planning Committee for a previously lapsed proposal to transform Netherwood Autos into a residential complex.
Originally approved in 2018, the project faced delays due to the COVID-19 pandemic and economic challenges. The development is located in a tightly constrained back land site at Netherwood Place, London, W14, and aims to make efficient use of this space by replacing the existing auto workshop with a modern residential building.
The site presents unique spatial challenges. Enclosed by existing properties, the garage’s boundary walls double as garden walls for neighbouring residences, with a party wall forming part of the boundary with a nearby office unit. Access is limited to a single driveway from Nethercroft Road, emphasizing the project’s logistical complexity and potential disruption concerns during construction.
The development plans include the demolition of the current single-story workshop and the erection of a part two, part three-story building, complemented by a new lower ground floor. This structure is designed to house nine self-contained flats with a communal terrace, offering much-needed residential space in London’s crowded housing market.
Glanville Consultants, tasked with preparing a construction method statement, will navigate these constraints to ensure the development respects the integrity and privacy of the surrounding properties. Despite the spatial limitations, the project aims to optimize land use, transforming an underutilized commercial space into sustainable, high-quality housing. This redevelopment underscores a strategic response to urban space challenges, echoing a wider trend towards maximizing the potential of back land sites in metropolitan areas.
