Plans for 50 homes in a Surrey village have been submitted to Guildford Borough Council.

Bewley Homes has applied for full planning permission to build the scheme – Hester’s Yard – on a 4.67-hectare site at Wood Street Village. It is within the Green Belt and next to Conservation Area Wood Street, as defined by the council.

The scheme would require the demolition of some commercial and residential buildings. Commercial occupiers include Transport Maintenance, Spooners Turf and JDS Decorations (which uses space for storage only).

Bewley proposes a mix of one, two, three, four and five bedroom houses along with one two bedroom apartment. Affordable homes will account for 50 per cent of the properties.

The developer says the range of homes will enable buyers to move up the property ladder within the scheme.

It will also include a community building with office space, associated infrastructure and landscaping.

The scheme’s design & access statement by The Noble Consultancy states the site meets the definition of Grey Belt.

The statement concludes: “The proposals for Hester’s Yard, Wood Street Village will deliver the much-needed housing with a range of types and tenures, whilst ensuring a distinct sense of place and character.

“The proposal will be fit for purpose whilst integrating with the existing community and contributing to Wood Street Village.”

As well as The Noble Consultancy on design, the project team includes Neame Sutton on planning and i-Transport on transport planning.
