Plans are being drawn up for around 650 homes at Bramley in the Basingstoke & Deane borough.

Details of the plans for Bramley Meadows by 3West Group and the Wellington Estate are contained in a screening request to the council. They represent a huge expansion of the village.

The applicants plan to submit a hybrid application to develop the 57-hectare site, previously known as Folly Farm, for a development that will include:

  • Around 650 homes
  • A local centre
  • Land for a primary school
  • A country park
  • New highways configuration

The site is currently arable fields with small blocks of woodland, hedgerows and a stream which is a tributary of the River Loddon.

The applicants’ current intention is to apply for full planning permission for around 150 homes, land for the school (or potentially delivering the school), the local centre, employment space, highways improvements, land for a potential ‘park & change’ close to Bramley railway station, the country park and land for biodiversity net gain.

The outline element would then include up to around 500 homes, secondary vehicle and cycles routes through the development, along with associated servicing facilities, parking, plant space, open space and drainage.

Access to the proposed scheme will be via Sherfield Road, Bramley Lane and Folly Lane.

The team on the project includes Bell Cornwell on planning, Stantec on masterplanning, Barton Hyett Associates on arboriculture, CSR on ecology and SLR on drainage.
