Wiltshire Council’s Strategic Planning Committee have now formally issued planning permission for the 2,500-home scheme in Trowbridge.
Earlier this year the planning committee had resolved to grant outline planning permission to Persimmon Homes and Barratt Redrow. The developers have since signed legal agreements to formalise the planning permission.
Once reserved matters, such as specific building designs, layout, scale and appearance, are submitted and approved it is expected that construction will commence early next year.
The scheme will trigger significant capital contributions totalling £25.6 million from the developers. This amounts to £14.1m going to education, £3.3m to healthcare, and £1.1m to bus enhancements.
A Community Infrastructure Levy (CIL) contribution of £7.5m will also be made, a portion of which will be passed to local parish and town councils.
The developers will also deliver infrastructure improvements, including a £36.5m relief road. This will incorporate a new section for the A350, therefore bypassing the existing West Ashton crossroads.
27 per cent of the on-site homes are reserved for local housing association partners. A £5.4m provision for off-site affordable housing will also be ringfenced for the council.
