The Lillie Road development is part of a significant housing initiative by the council, aimed at reversing previous plans to sell off land to private developers.

 This project, located on land reclaimed by the council in 2019, is set to provide 1,800 new homes, with 50 per cent designated as affordable and prioritised for residents. The homes will adhere to Passivhaus standards, ensuring high energy efficiency to reduce costs and carbon emissions. Additionally, a new community hall and play area are being constructed for the West Kensington Estate.

Cllr Frances Umeh, H&F Cabinet Member for Housing and Homelessness, emphasised the council’s commitment to providing secure housing and fostering a stronger community in Hammersmith & Fulham. Other ongoing council-led projects include EdCity (132 affordable homes), Civic Campus (204 homes, over 50 per cent affordable), Aintree Estate (134 affordable homes), and Farm Lane (31 homes, 16 affordable).

The Lillie Road site, previously a nursery and Tenants and Residents Association Hall, has reached its full height with the concrete frame completed, and is on track for completion by autumn 2026.

The development will feature 12 social rent homes, nine shared ownership homes, and 21 market homes. Social rent homes will be prioritised for residents in need, while shared ownership homes will be for those living or working in the borough.

 This initiative is part of the council’s broader plan to deliver 1,800 new homes, with 65 per cent designated as affordable housing.
