The Richmond Planning Committee unanimously approved amendments to the original development, the Twickenham Riverside proposal, managed by the London Borough of Richmond upon Thames, with WSP acting as agent.
The site includes areas between Wharf Lane and Water Lane, extending from King Street to the river, excluding 3-33 King Street. The original application, approved in December 2022, aimed to redevelop the site for housing, including affordable units, commercial spaces, river-related uses, open spaces, and infrastructure improvements.
The approved amendments involve design, layout, and landscaping changes. Key modifications include alterations to PV panels, roof lights, and glazing dimensions for the Water Lane and Wharf Lane buildings. The Water Lane building will have a raised ridge height and replace inset balconies with rooflights. The Wharf Lane building will see all floor levels lowered by 100mm, except the basement, which will be raised by 100mm, and an increased basement footprint.
Landscaping upgrades include new tree planting, replacing a storm-damaged tree, and using natural materials for play equipment. Edging materials will change from natural stone to flush steel for better drainage, and terrace corners will be updated from curved to angular with timber tops. Additional planting and a tree will be introduced on the café terrace, and paving on the carriageway will be altered. Accessibility improvements include removing a step from the arrangement, and additional bollards will be installed to prevent unauthorised access.
Residential adjustments involve a change in the unit mix, with an increase of 1 2-bedroom/3-person unit and a decrease of 1 2-bedroom/4-person unit. Commercial floor space areas will be adjusted, and cycle parking will be increased by four spaces for the Water Lane building, seven for the Wharf Lane building, and 16 in the public realm.
Living conditions, sustainability, waste management, and energy reduction will also be addressed.
