The redevelopment of Argenta House in Stonebridge Park, London, has been approved, transforming a vacant site into a vibrant community.
The project, led by Argenta House (Stonebridge Park) LLP—a partnership between Latimer, part of Clarion Housing Group, and Cervidae—will deliver 180 affordable homes. This £90 million development includes 88 homes for social rent and 92 for shared ownership, addressing local housing needs and fostering an inclusive neighbourhood.
The scheme aims to regenerate the area opposite Stonebridge Park station, replacing a stalled project with a design focused on sustainability and high-quality homes. It increases the number of homes, including family-sized units, while enhancing the public realm and contributing to the neighbourhood’s improvement.
Richard Cook, chief development officer at Clarion Housing Group, stated, “We are pleased that Argenta House has received planning approval. This is an excellent example of how strong partnerships and a shared commitment to quality, design, and affordability can bring forward new homes that will make a real difference to local people.”
The project aligns with the London Plan and the Brent Local Plan policies, providing 100 per cent affordable housing. It includes 88 units for social rent and 92 for shared ownership, qualifying for the fast-track route and avoiding a viability assessment. Although the number of family-sized units (40) is slightly below the target, all are for social rent, addressing significant local needs.
The residential units exceed the minimum space standards, with 83 per cent offering dual aspect views. The scheme includes 10% wheelchair-accessible units and proposes high-quality communal areas, such as the “Play Nest and Hub” and “Play Plaza.” A financial contribution of £200,000 has been secured to enhance nearby open spaces, thereby mitigating the shortfall in on-site private amenity space.
Cllr Muhammed Butt, leader of Brent Council, emphasised the project’s community benefits, said: “This project shows what can be achieved when developers like Clarion, prioritise bringing forward affordable housing with real community benefit, supported by strong partnerships and shared ambition.”
The development is set for completion by early 2030, with Clarion Housing Association overseeing its delivery.
