Brent Council has approved the demolition of existing buildings the development of two blocks delivering in excess of 450 homes at Brook Avenue close to Wembley Stadium.

A new development project has been approved, aiming to transform the urban landscape with innovative designs and modern living spaces. The project features the demolition of existing structures to make way for two pairs of linked blocks—Blocks A and B—with contemporary architectures reaching up to 15 storeys.

The approved plan includes significant construction efforts involving Blocks A and B, which are designated as Large Scale Purpose Built Shared Living units (LSPBSL), often referred to as co-living spaces. Block A will house 213 co-living units spread across six to nine storeys, with an additional lift overrun extending up to approximately 33.7 metres. This block is strategically placed in close proximity to existing buildings, maintaining a careful distance to ensure minimal disruption.

Block B will comprise 304 units, designed for vitality and community living, and will range from 10 to 15 storeys, reaching a total height of about 49.6 metres to the top of the lift overrun.

The ground floor of both blocks will offer a myriad of communal facilities. Block A will feature 10 studio apartments along with management offices, service areas, and vital infrastructure, including a refuse store and substation. Block B will vastly enrich the lifestyle experience with amenities such as a screening room, games room, and a trendy café. The site will also include 187 square meters of co-working space, catering to modern work-from-home trends.

A shared single-storey block will interconnect Blocks A and B, standing at approximately 5.75 meters high to the roof, providing additional communal space, essential plant rooms, and technical facilities such as a telecom room and server support.

Further enriching the development, Blocks C and D will feature residential units dedicated to use class C3, alongside ground-floor commercial and community spaces classified under use class E/F. The project also addresses essential urban needs, including blue badge parking, extensive cycle parking facilities, and thoughtful landscaping.

This development represents a forward-thinking approach to urban living, combining the need for private accommodations with ample community interactions and shared spaces.
