A plot of land with planning permission for 28 homes, which will form part of a major new development on the outskirts of Ipswich, has now gone on the market.
Savills is currently selling a 3.64-acre site opposite 289 to 299 Henley Road in Suffolk’s county town.
The site was previously used as a hockey pitch and will form part of the neighbouring 147-home Henley Gate scheme.
The land received outline planning consent last year from Ipswich Borough Council for up to 28 residential homes.
The application shows plans for 14 two-bedroom properties, nine three-bedroom houses and one four-bedroom house. There will also be two three-bedroom and two four-bedroom bungalows.
As part of the proposals a pedestrian and cycle link will be created to connect with the Henley Gate development, currently being built by Crest Nicholson.
The site also includes an affordable housing provision of 35 per cent – equating to 10 units with a split of six affordable rent homes and four intermediate housing units.
Thomas Higgins, associate in the development team at Savills in Chelmsford, which is marketing the site, said: “The sale offers a rare opportunity for a housebuilder to purchase a consented site for 28 dwellings in a very desirable location – contributing to the need for new homes in the local area.
“The site enjoys a prime position, surrounded by residential properties and adjacent to the new Henley Gate development, as well as being close to Ipswich town centre and existing infrastructure.
“It is within easy reach of the train station and its direct mainline links to London’s Liverpool Street and there is good access to the A14 and A12, with connections to Felixstowe, Bury St Edmunds, Cambridge and beyond.”
