Panattoni expects to start work next year on a speculative 106, 453 sq ft logistics development at Theale – after gaining planning permission at the fourth attempt.
The developer’s plans for Panattoni Park Reading, on a 5.43-hectare site between Hoad Way and Theale High Street, close to J12 of the M4, were refused by West Berkshire Council a year ago.
Proposals to develop the site had previously been revised twice. Plans for three units, totalling 215,278 sq ft, were first submitted in 2020 but subsequently withdrawn. Later plans, totalling 172,976 sq ft, were withdrawn in 2021.
The latest scheme was refused in a delegated decision in September 2024 but a subsequent appeal was upheld in July 2025, allowing the scheme to go ahead next year.
It will comprise two units of 50,329 sq ft and 56,124 sq ft, which can also be combined. Around 150 jobs will be created.
Construction of the units, both expected to achieve EPC A and BREEAM Excellent, is scheduled to begin in Q1 2026, with practical completion expected in Q2 2027.

The team on the project included Stephen George and Partners on architecture, Turley on planning and landscape architecture, David Tucker Associates on transport, BWB Consulting on structural and civil engineering and Middlemarch Environmental on ecology.
