Ealing Council has launched a new long-term housing strategy to address the diverse needs of its seven towns.

Council leader Peter Mason emphasised the plan’s foundation on extensive consultations with residents and community groups, stating, “Our new housing strategy will allow us to respond to the different housing needs of each of the borough’s seven towns.” The strategy aims to provide good quality, genuinely affordable homes, fostering strong, thriving communities.

Councillor Shital Manro highlighted the borough’s strong home-building record, noting, “This plan will help us build the homes our borough desperately needs.” Despite Ealing’s appeal with its parks, schools, and transport links, it remains one of the UK’s most expensive housing areas. Over 7,000 families are on the waiting list for council homes, and the borough’s rapid growth, especially among older residents, necessitates more housing. An 80% increase in residents over 75 is projected between 2021 and 2031, requiring homes tailored to their needs.

The plan outlines the need for nearly 28,000 affordable homes over 15 years, with 70 per cent at genuinely affordable rents. Larger homes are particularly needed for families. Ealing faces significant poverty challenges, with local wages among the lowest in London and 31% of the population in absolute poverty. The strategy’s four main priorities are: supporting growth with more affordable homes, ensuring high-quality, safe, and resilient neighbourhoods, managing homes effectively to empower renters, and fostering connected communities to prevent housing crises and support independence.

The plan also focuses on homes for keyworkers and moderate-income earners, support for the homeless, and helping older residents live independently. It encourages community involvement in shaping housing’s future and aims for a fairer housing market. Despite already running a major homebuilding program, Ealing must increase its efforts to meet rising targets. Homes will be built at high densities, but social housing will be limited to six storeys to maintain community character.
