Hammersmith & Fulham (H&F) Council has secured 133 new affordable homes in south Fulham, near the River Thames, as part of the Chelsea Botanica development on Townmead Road.
Of the 264 homes built, half are affordable, with priority for local residents in need. The council collaborated with developers Peabody and Mount Anvil to ensure 83 homes are allocated to those on the council’s housing register waiting list. Additionally, 50 shared ownership properties are available for individuals on the council’s Home Buy register.
Residents will soon move into these homes, set in communal gardens inspired by the Royal Botanic Gardens at Kew. Cllr Frances Umeh, H&F cabinet member for housing and homelessness, emphasised the importance of these homes in helping local people remain in their community. She praised the transformation of the long-vacant site and highlighted the sustainable design features, such as low-carbon heating, solar panels, and improved insulation, which contribute to lower energy bills and modern living conditions.
Tom Copley, deputy mayor of London for housing and residential development, expressed his delight at City Hall’s funding support for the project, noting the availability of homes at London’s affordable rent levels and shared ownership options. He emphasised the positive impact on local families and the community.
Simon Barry, regional managing director for London South at Peabody, and Marcus Bate, director at Mount Anvil, both highlighted the significance of the development in providing affordable housing and its outstanding sustainability credentials. They look forward to seeing residents enjoy the vibrant Fulham area.
The development includes 83 affordable homes for those on the housing waiting list and 50 shared ownership homes for local residents. The council is actively allocating social rent homes to ensure families and individuals can remain in H&F.
Additionally, H&F is building 1,800 new homes across the borough to address the national housing crisis. Current projects include EdCity (132 affordable homes), Civic Campus (204 homes, over 50 per cent affordable), Aintree Estate (134 affordable homes), Lillie Road (42 homes, 21 affordable), and Farm Lane (31 homes, 16 affordable).
