The Hounslow Planning Committee has approved significant amendments to the Charlton House project, located on Albany Rd, Brentford.

These changes are part of a Section 73 (S73) application, which seeks to modify the original planning permission (Ref: P/2021/4783) approved on August 5 2022 and further amended under Ref: P/2023/2407 on August 31 2023. The primary goal of these amendments is to ensure compliance with the Building Safety Act 2022 while also enhancing health, safety, and environmental standards.

Key changes include the addition of a secondary means of escape to meet safety regulations and an increase in the number of residential units from 209 to 211. The internal layouts have been reconfigured to improve building efficiency, resulting in a reduction of overall building floor space. External private amenity spaces have also been reconfigured, and there is a slight reduction in building height, ranging from 0.19m to 0.4m.

Material changes involve new brick specifications, precast concrete detailing colors, and metalwork colours. The public realm, communal amenity space, and play space have been amended, alongside changes to the waste storage and collection strategy. Improvements have been made in overheating performance and noise criteria, and a new brief for Passivhaus Classic accreditation has been introduced.

Additionally, the substation will be relocated from Block B (South) to the rear of the Royal Horse Guardsman Pub. Roof plant amendments include relocating the generator pump to the roof level and increasing space to accommodate a backup generator and noise screen.
