The final land sales have been completed at Land Improvement’s £280 million High Leigh Garden Village development in Hoddesdon, Broxbourne.

Deals include the sale of the development’s 2.2-acre mixed-use area to care home operator and developer Majesticare which is looking to deliver an 80-bed care-home along with 110-place nursery, 4,000 sq ft convenience store and an EV charging station.

The deal follows the sale of 154 residential units to Bellway in late 2024 and a joint venture with Taylor Wimpey which delivered 404 homes.

The 92.5-acre development was granted outline planning permission by Broxbourne Borough Council in 2015.

Land Improvement retains 100 acres of land to the south of the Garden Village which it will continue to promote as a sustainable development opportunity in the emerging Local Plan.

Managing director James Stone said: “These final land sales represent an important milestone in delivering a thriving community at High Leigh Garden Village.

“The sales lay the foundations for much-needed housing with all the necessary ingredients to ensure it remains a vibrant neighbourhood for generations to come, with provision for young families all the way through to later living.

“In partnership with Hertfordshire County Council and other stakeholders, we now look forward to seeing the vision brought to life.”
