Luxury homebuilder Hayfield has appointed Michael Graham Estate Agent on the £36 million Hayfield Walk development in Buckinghamshire.

Launching to the market in late May, the 101 homes will feature air source heat pumps, energy-efficient underfloor heating, the smartest electric vehicle fast-charging points available and ultra-fast broadband.

Headquartered in Olney, near Milton Keynes, Michael Graham has 14 offices across eight counties and in central London.

The Newport Pagnell office will be providing sales support to the team that will initially be based in a sales lounge at the developer’s Hayfield Place scheme in Silsoe, Bedfordshire.

A show home will subsequently open on site at Hayfield Walk during the Autumn.

Accessed off Castlethorpe Road within the borough of Milton Keynes, Hayfield is well under way with the construction of a wide range of two, three, four and five-bedroom houses, together with two-bedroom bungalows.

The scheme will also incorporate landscaped public open space, public footpaths and a children’s play area. It is within easy walking distance of the range of amenities within Hanslope’s historic village centre and the Ofsted Outstanding-rated primary school.

Hayfield Walk is less than half a mile from the village centre and well-served by bus stops providing regular services to the neighbouring villages, Milton Keynes – seven miles away, and Northampton – located 10 miles away. It is close to train stations in Wolverton and Milton Keynes, which provide direct regular services to London Euston.

Hayfield is creating a new access road and footpaths to adoptable standards from Castlethorpe Road, and the development has been designed to assimilate into the surrounding environment.

The executive houses and bungalows have been designed with consideration to the local vernacular, with features including brick detailing, traditional porches and quoining. The density of the development will be similar to existing areas of Hayfield and much lower than typical new build schemes, with open landscaped spaces, a SUDS balancing pond and a fully equipped children’s play area incorporated into the masterplan.

It is the fourth largest settlement outside the urban area of Milton Keynes, after Newport Pagnell, Olney and Woburn Sands.
