An empty office building in Maidenhead could be demolished and replaced with a larger one under plans submitted to the Royal Borough.
Derno Estates has applied to replace four-storey Sierra House in St Mary’s Walk (which has been empty for more than 15 years, with a new office building of part-five and part-eight storeys, totalling 9,450 sq m. A basement level will be created in the new building.
The building is capable of accommodating 527 full time jobs.
The application’s planning statement, produced by Lichfields, states: “Putting forward a scheme of up to eight storeys ensures that a high quality, sustainable new building can come forward, which will survive long into the future.
“The design has maximised the footprint and layout and has been the subject of years of design evolution. We believe that the current scheme offers the best solution explored for the site and will achieve a comfortable transition between the High Street and the area typified by taller buildings to the north.
“The proposed design will therefore provide a new, high-quality building which will sit well within the surrounding context. It will help to restore vibrancy and community with significant enhancements to the public realm”
Along with Lichfields the team includes Rider Levett Bucknall as cost consultant, Rolfe Judd on architecture, Velocity on transport planning and JLL as development manager.

WOW – just amazing the developer seems to think they can take aware the Lease explicit access to both the fire escape and the refuse area from the residents of the 11 apartments just 15 feet away and 50 feet smaller and get away without a fight, this building will not be built whilst the apartment owners are still in situ…..
