Plans to convert a 205,000 sq ft office and R&D building into a luxury healthcare and wellness centre go before councillors on Wednesday with a recommendation for approval.
R20 Advisory’s plans to change the use of the Royal Pavilion building in Aldershot will be considered by Rushmoor Borough Council’s development management committee on May 21.
HCA Healthcare has been lined up as operator for R20 Advisory’s scheme to overhaul the four-winged, campus-style building in Wellesley Road.
The 14-hectare site, which is surrounded by woodland, already has change of use permission for private healthcare including diagnostics, treatment and ongoing care.
Amendments in the new scheme propose:
- The creation of a ground floor podium linking all four wings and opening to the south outdoor area. The podium will include a reception space with F&B areas, lounge, restaurant and bar
- A new vehicle drop off area
- An outdoor wellness pool and external treatment pods in a new ‘Wellness Zen Garden’ area
- Areas for patients undergoing non-medical treatments such as massage and yoga and rooms for friends and family to stay over
It has a 775-space multi-storey car park which will be retained.
The land was originally home to a timber lodge (also called the Royal Pavilion), built in 1855 for Queen Victoria and the Royal Family so they could attend military events.
In 1963 it was replaced by a training centre for the Queen Alexandra’s Royal Army Nursing Corps. That was demolished in 1998 and replaced in 2002 by the current building, designed by RTKL Associates as the European headquarters for the Computer Sciences Corporation.
Current owner, DXC, along with some sub-tenants, uses only a fraction of the space.
The scheme, planned by JLL, was designed by Darling Associates.
