An Essex farm with views of the London skyline and a private footpath to a nearby underground station is on the market for £3m.
Thrifts Hall Farm in Theydon Bois is listed for sale with property agent Savills.
The property comprises a four-bedroom farmhouse and a range of former farm buildings, alongside fishing lakes and three telecoms masts that generate a combined income of more than £15,000 a year.
The farm, which totals 63.46 acres (25.68 hectares), also has a private footpath to Theydon Bois underground station.
The farmhouse was built by the current owners in 2000 with accommodation arranged over two floors. The ground floor includes a sitting room, family/billiard room, dining room and a kitchen/breakfast room with adjoining utility. The first floor is home to four bedrooms – including one with ensuite – and a separate family bathroom.
Land type
The land is permanent pasture and registered as Grade 3, currently farmed on a Farm Business Tenancy due to expire in September this year.
The pastureland lies to the front and side of the farmhouse, with a track leading to two fishing lakes which are currently let to a local fishing club for an annual income of £5,250. A telecoms mast in the south-east corner of the farm provides an additional income of £2,500 per annum and a site for another mast provides an annual rent of £5,000.
Land sale
Thrifts Hall Farm is available as a whole or in two separate lots.
Lot one totals approximately 47 acres (19.02 hectares) and is listed with a guide price of £2m – including the farmhouse, pastureland, fishing lakes and telecoms masts.
Lot two extends to 16.35 acres (6.62 hectares) and is listed with a guide price of £1m. It comprises two former farm buildings measuring 998 sq m and grassland. There is also a telecoms mast with an income of £2,500 a year.
Comments
Property agent Jamie Elbourn, associate in the farm agency team for Savills in Essex, said: “Thrifts Hall Farm occupies an incredibly convenient and accessible hilltop position inside the M25, with far-reaching views of rolling fields across to Canary Wharf and the City,” he said.
“The farmhouse provides a well-balanced living space and there will be a pool of buyers who want to establish a family home in an exceptionally well-connected yet picturesque location – with easy access to Theydon Bois underground station and its Central Line services into London.
“Subject to the necessary planning permissions there may also be potential to establish a leisure business, equestrian enterprise or livestock farming, while the two agricultural barns and front meadows offer possible scope for residential development.”
